Booking and payment

• Bookings are accepted up to 6 months in advance. Further ahead needs individual approval.
• Full payment, together with the refundable security deposit, is required to secure a booking. A quotation on its own does not hold the dates; the booking is confirmed once payment has been received and verified.
• Cancellation more than 30 days before arrival: full refund. Within 30 days: no refund, unless management grants an exception.
• Published rates are reference rates for the whole estate. Special dates and stays of three nights or more are quoted for your dates, and your approved quotation sets out the final amount.

Security deposit

A refundable RM2,000 security deposit is paid with your booking and held separately from the price of your stay. We aim to return it within 2 days of check-out, once the inspection confirms no damage, missing items, excessive cleaning need or policy violation. Where an issue is found, it is documented with photographs and any deduction is determined by management, not by staff on site.

Jef Hill Reserve

Reserve has a minimum stay of 1 night. Its service fee is 10% of the accommodation plus every planned service in the approved itinerary, shown as its own line in your quotation. The security deposit is never part of the fee base.

Capacity

• Comfortable capacity: 23 guests.
• Maximum standard occupancy: 30 guests, including children, with extra beds provided free of charge for guests 24–30.
• More than 30 overnight guests requires management approval.

Events

Events up to 100 guests are subject to approval and an event fee in addition to accommodation, based on everyone attending: RM3,000 for fewer than 50 and RM5,000 for 50 to 100. Birthdays with 30 attendees or fewer have no event fee. Larger events need management approval before anything is confirmed. All external vendors must be approved in advance for site access, the event organiser is responsible for their guests and vendors, and the property is inspected and photographed with the organiser before and after every event.

House rules

• Smoking: Outdoors only.
• Durian: Outdoors only.
• Alcohol: Allowed.
• Pets: Advance approval required.
• Day visitors: Approval and advance notice required.
• Children: Count toward the overnight guest total.
• Fireworks: Declared in advance and individually approved.
• Outside vendors and caterers: Subject to approval.

Safety

The pool is about 3ft deep at the shallow end and 9ft at the deep end, and there is no lifeguard. Children must be supervised by an adult around the pool and at the waterfall.

Vendors

Jef Hill takes no commission or referral fee from any vendor. Vendors are recommended for guest convenience only. Availability is never guaranteed, and Jef Hill is not financially responsible for vendor performance unless it directly contracted and paid the vendor itself.

Arrival and departure

Check-in from 3:00pm. Check-out by 11:00am. Early check-in and late check-out are subject to approval and availability. Your 2 House Hosts are on site from 8am to 8pm.
