Is the property really exclusive-use?

Yes, always. Only one booking group is on the property at any time. There is no version of a stay at Jef Hill where you share the estate with strangers.

How many people can stay?

Comfortably 23 in the existing beds. Up to 30 as standard, with extra beds provided free of charge for guests 24 to 30. Children count as guests. Anything above 30 needs management approval first.

How many bedrooms and bathrooms are there?

7 bedrooms: 2 penthouse suites upstairs, and 4 deluxe rooms and a family room on the ground floor. There are 9 bathrooms: 2 upstairs, 5 on the ground floor and 2 in the basement. The penthouses and deluxe rooms each have a private marble bathroom; the family room's bathroom is not attached.

What's on the property?

A swimming pool (about 3ft at the shallow end to 9ft at the deep end), a basement karaoke lounge, an automatic mahjong table, a 9ft pool table, a projector, a BBQ area with a smoker oven, a campfire pit, a fully equipped kitchen, indoor and outdoor dining areas and Wi-Fi.

Is the pool safe for children?

There is no lifeguard, so children need an adult watching them whenever they are in or near the pool. It is about 3ft at the shallow end and 9ft at the deep end, and a shallow section is not a guarantee of safety.

Is the waterfall on the property?

Accepted Answer

No. It is a natural waterfall about 1.8 km away, roughly 5 minutes by car; you cannot walk there from the villa. Your House Hosts guide the visit, and transport can be arranged. There are shallow areas for children and adults, depending on the weather and water conditions.

What does it cost?

RM5,500 for one night, or RM9,000 for two nights (RM4,500 a night). Holidays are RM6,500 for one night, or RM11,000 for two. That's for the entire estate. Special dates such as Christmas and New Year, and stays of three nights or more, are quoted for your dates.

Is there a per-person charge?

No. The rate covers up to 30 guests, including free extra beds from guest 24. Groups above 30 need management approval.

How far ahead can I book?

Up to 6 months in advance as standard. Further ahead needs individual approval, so just ask.

How do I pay?

By bank transfer. Full payment, together with the refundable security deposit, secures your booking: a quotation on its own does not hold the dates. Your booking is confirmed once the payment has been received and verified.

What's the cancellation policy?

More than 30 days before arrival, a full refund. Within 30 days, no refund unless management grants an exception. We would rather be clear about that now.

Is there a security deposit?

Yes, RM2,000, refundable. It is paid with your booking, held separately from the price of your stay, and returned within 2 days of check-out once the property inspection confirms no issues. If there is an issue, we document it with photographs and management decides — no member of staff decides a deduction on their own.

Is breakfast included?

It is optional. Basic Breakfast, RM35 per person: toast, eggs cooked to order, fresh fruit, hash brown and sausage. Premium Breakfast, RM55 per person: everything in Basic, plus croissants, smoked salmon, ham, yoghurt, and pancakes with honey.

Can someone cook for us?

Yes. A Villa BBQ costs RM1,500 for 15, RM1,800 for 20, RM2,200 for 25, RM2,800 for 30 guests. A private chef, including Chef Pak Adi's BBQ with his slow-smoked whole lamb, is quoted for your group once your booking is confirmed. The BBQ area, smoker oven and kitchen are yours to use if you'd rather cook.

Can we check in early or check out late?

Sometimes. It depends on the bookings either side of yours, so ask and we will confirm.

Check-in from 3:00pm. Check-out by 11:00am.

Are there staff on site?

Accepted Answer

2 House Hosts, every day from 8am to 8pm. They walk you through the property when you arrive, guide waterfall visits and look after you through the day. Overnight staffing is not part of a standard stay.

Question 20

What is the difference between Jef Hill Stay and Jef Hill Reserve?

Both give you the entire estate, and either can add breakfast, a BBQ or an experience. Jef Hill Stay is the estate on your own terms. Jef Hill Reserve adds planning: we design the stay around your occasion and coordinate dining, activities and vendors. Reserve has a minimum of 1 night and a 10% service fee on accommodation plus the planned services.

How is the Reserve service fee worked out?

It is 10% of the accommodation plus every service in your approved plan. For example: RM5,500 accommodation plus RM2,000 of planned services is RM7,500; the fee is RM750, so RM8,250 before the refundable deposit, which is never part of the fee. Your quotation itemises everything.

Can we bring a private chef or caterer?

Yes, with our approval in advance. The estate kitchen is fully equipped. GrabFood and GrabMart deliver where the service is available.

Can you arrange transfers from Ipoh?

Accepted Answer

Yes. Transfers from the airport, the railway station or the bus station are arranged and priced individually. Ask when you enquire.

Do you take commission from vendors?

Accepted Answer

No. No commissions and no referral fees from vendors, ever. We recommend people because they have been good here.

Can you guarantee a vendor will be available?

Accepted Answer

No, and we will not pretend otherwise. We will do everything we can to coordinate, but availability is confirmed by the vendor, not by us.

Can we hold a wedding or event here?

Yes, up to 100 guests, with our approval. The event fee is RM3,000 for fewer than 50 guests and RM5,000 for 50 to 100, counting everyone who attends, staying or not. It is in addition to the accommodation.

100 guests. That ceiling is set by parking, bathrooms and safe occupancy; anything larger needs management approval.

Yes. All external vendors need approving in advance for site access, and the event organiser is responsible for their guests and vendors.
