When a family starts planning a weekend away for twenty-odd people, the first question is always the same: what will it cost each of us? The honest answer depends on far more than the room rate. Here is a real one, added up line by line from our own published prices at Jef Hill, followed by the questions to ask anywhere else before you compare.
The group
Twenty-four people: four households of parents and children, plus two grandparents. Two nights, Friday to Sunday, on an ordinary weekend. Check-in from 3:00pm on Friday, check-out by 11:00am on Sunday.
The estate
The whole estate for two nights is RM9,000 (RM4,500 a night). That covers all 7 bedrooms and 9 bathrooms, the pool, the kitchen, the karaoke lounge, the mahjong and pool tables, the BBQ area and smoker, and 2 House Hosts from 8am to 8pm. There is no per-person charge up to 30 guests. Twenty-four is one more than the 23 who sleep in the existing beds, so one person is on an extra bed, which is free.
On a holiday weekend the same two nights are RM11,000.

The food
Families rarely want to cook every meal, and rarely want every meal catered either. A common mix:
- Breakfast both mornings, Basic at RM35 per person: 24 × 2 × RM35 = RM1,680
- A catered Villa BBQ on Saturday night, the 25-person package: RM2,200
- Friday dinner cooked together, or delivered: your own groceries
Choosing Premium breakfast instead, with croissants, smoked salmon and pancakes with honey, adds RM960 across the weekend.

RM537 per person, for the weekend
Plus the RM2,000 refundable deposit
That is about RM537 each for two nights, two breakfasts and a catered dinner, before your own groceries for the other meals. The RM2,000 security deposit is refundable, returned within 2 days of check-out after the inspection, but you will need it at booking.
The costs nobody puts in the brochure
These are the lines that change the sum, wherever you stay. Ask every venue on your list:
- Where does everyone sit together? A hotel may charge for a private room if you want somewhere to spend the evening as one group.
- Is there a food minimum? Some venues require their own catering, or charge for bringing food in.
- Are children charged? Most places count them as guests; check whether they are included.
- Are extra beds charged? Many venues charge per bed. Ours are free up to 30 guests.
- Is there an event fee? If the weekend includes a proper celebration with day guests, many venues add one. At Jef Hill a birthday with 30 or fewer people in total has none.
- What is refundable, and when? Ours: full payment secures the booking, with a full refund more than 30 days before arrival and none within 30.
- How many cars can park? Four households usually means four or five cars. We have room for about 30.
- Who is on site, and when? Ours are there from 8am to 8pm.

Comparing it fairly with hotel rooms
To compare with a hotel, price the whole weekend rather than the room rate: the number of rooms your group actually needs for two nights, breakfast for everyone, a private dining room or function space for the evening you all eat together, and any charge for extra beds or children. Then divide by the same twenty-four people. Do the same for any villa you are considering, and ask each one the questions above.
The number is only half of it. What families are really paying for is two days when nobody else is there: one table, one pool, and one late night around the fire.
